The firm kicked off its latest luxury project as part of a tailored development strategy.

Ascendant Development has commenced construction on a new garden-style luxury apartment property in the Houston suburbs.

Situated at 17748 N. Eldridge Parkway in Tomball Texas, Haven at Treeline will offer 231 rental units spread across seven three-story residential buildings. Amenities will include a saltwater pool and a clubhouse.

Renters will be able to select from one and two-bedroom apartments ranging in size from 670 to 1,274 square-feet. The units will include vinyl plank flooring, energy-efficient LED lighting, granite countertops, undermount sinks and energy-efficient stainless-steel appliances.

Pre-leasing of Haven at Treeline is anticipated to launch in the summer of 2024.

Rising costs

“I don’t know that we had any real challenges,” Jesse Snyder, a vice president at Houston-based Ascendant, told MHN. “We, of course, felt the impacts from rising costs, but have a locked-in guaranteed maximum price contract with our [general contractor] that helped set expectations early. This is also a product type that we have a lot of familiarity with and know what to expect going into it.”

Haven at Treeline reflects Ascendant’s targeted strategy of tailoring apartment communities to the distinctive traits of their submarkets, the company said in a statement.

Located about 34 miles northwest of downtown Houston, Tomball had a population of about 13,000 in 2021, an increase of more than 40 percent since the 2000 U.S. census, when its population stood at 9,089. The new property will be near shopping and dining locations, as well as recreational amenities like Little Cypress Creek Preserve, Longwood Golf Club and Gleannloch Pines Golf Club.

Among Ascendant’s many projects in the Houston area is Preserve at HW6, a 320-unit build-to-rent community in Fresno, Texas, that is under construction.
